New Master Planned Scheme for Stanley Street, Woolloongabba

Three separate DAs have been lodged for 825-847 Stanley Street and 6-24 Trafalgar Street, Woolloongabba – one of the largest land holdings within the Woolloongabba Core.

Designed by Nettleontribe, the three applications form an integrated residential scheme coined as ‘Silk’; with each of the constituent applications capable of being delivered as stand-alone projects.

The three twenty storey schemes are set to supplant an existing approval for a twenty storey commercial building, sixteen storey hotel and apartment complex, and a five storey commercial building in an overwhelming vote of confidence for the long-term growth prospects of Woolloongabba’s off-the-plan apartment market.

At a master plan level, there is a strong emphasis on good urban design outcomes. The most notable of these being a public laneway linking Trafalgar Street to Stanley Street which will be sleeved with just over 1000 sqm of double height retail which, if successfully delivered, will provide a vibrant public realm which will link with and leverage off the nearby Logan Road Restaurant Precinct.

Stage 1

The first stage, Silk 1, consists of a twenty storey tower with three basement levels, five podium levels, and fifteen tower levels. Silk 1 features double height retail tenancies to the ground plane, addressing both Stanley and Trafalgar Streets, activating each frontage and encouraging movement through the development.

The podium levels accommodate a mixture of uses: The first four levels provide both residential uses and a significant commercial offering – to the sum of 1,630 sqm – while the fifth level comprises an impressive recreational offering for residents. The recreational facilities include a 20 metre infinity edge lap pool overlooking Stanley Street, BBQ facilities, and suitably bespoke landscape and hardscape elements.

The tower accommodates the balance of the residential 177 residential units; 25% of these being one bedroom units and 75% being two bedroom units. A rooftop communal terrace caps the tower, providing another, high quality recreational outlet for residents.

Stage 2

Silk 2 renders a stronger residential focus than its counterparts. The twenty storey tower consists of three levels of basement parking for 179 vehciles, double height retail at ground level, and nineteen levels of residential accommodation.

Silk 2 will most notably deliver the public laneway linking Stanley and Trafalgar Street; the laneway entails significant streetscape improvements, particularly to the Stanley Street frontage. The laneway will be complimented by a ground floor retail offering, that will undoubtedly be received as a welcome addition to Brisbane’s burgeoning laneway culture.

The tower provides a total of 152 units, with an even split of one and two bedroom units. Similar to the previous stage, Silk 2 will offer residents a rooftop recreation area –  with slightly superior specifications.

Stage 3

The final stage of Silk will complete the project’s laneway offering with an additional 502 sqm of double height retail accommodation. The podium and tower levels above comprise 198 units one (36%) and two (64%) units. Similar to Silk 1, resident recreation facilities will be available atop the podium and tower elements of the building. Three basement levels will provide car accommodation for 232 vehicles.
