It might look like just a shed, but its about to kick start the regeneration of another new urban village community in the eastern Brisbane suburb of Bulimba.
A development application has been submitted by Shayher Group to transform the former Bulimba Barracks site into a bustling mixed-use precinct centred around a new retail market within a character shed building.
Designed by Buchan and located at 167 and 25 Apollo Road, Bulimba, this new application for a heritage-inspired retail marketplace aims to blend contemporary amenities with the site’s historical essence, creating a community-centric hub. The proposed masterplan includes a supermarket, retail outlets, office spaces, and a state-of-the-art gym.
The character development, which spans several major roads including Riverfront Avenue, East West Avenue, and North South Avenue, also enjoys a prime location along the Brisbane River. The redevelopment incorporates the adaptive reuse of the existing fabrication shed, ensuring a nod to the site’s heritage while embracing modernity.
To ensure accessibility and connectivity, the development features pedestrian pathways and cycle paths. A central courtyard will serve as a communal gathering space, fostering social interaction and community events. The careful integration of these elements reflects a commitment to creating an inclusive environment.

Access for vehicles has been designed with a laneway adjacent to the fabrication workshop. Additionally, basement parking will be accessible via East West Avenue, accommodating the needs of both residents and visitors. The total site area for the project is 7,560m2, which accounts for 91% of the entire development space of 8,290m2.
The Bulimba Barracks masterplan is a sprawling 14-stage master planned development project located on prime land along the Brisbane River. This initial retail development will serve as the cornerstone for future residential stages, much like how the Gasworks precinct paved the way for the successful urban renewal of Newstead.
This project is poised to enhance the local area, providing a blend of commercial, recreational, and communal spaces that cater to a wide range of activities and services.
A seperate residential development sitting adjacent to the retail shed development has also been recently proposed by Shayher Group.

Parkin parking parking…huge issue.
I like this plan. Parking definitely needs to be considered as that area is a nightmare for traffic and parking. Please, – no Woolies or Coles. I note it states boutique supermarket, hopefully that’s the case. Harris Farm would be ideal.
