A development application has been submitted by Traders in Purple for a 12-storey residential project located at 117 Victoria Street, West End. This proposed development includes two residential towers and a collection of riverfront homes, designed to align with the riverside landscape and meet demand for high-density residential options in West End.
Rothelowman’s design integrates a two-tower layout positioned centrally on the site, offering views to the Brisbane River and nearby landmarks. The towers sit on a podium that includes residential terraces facing Victoria, Filmer, and Beesley Streets, maintaining a human-scaled and visually connected streetscape. Riverhomes line Riverside Drive, creating a gentle transition from landscaping to the built form with the riverfront context in mind.
The project includes 3,531m² of communal space on the podium level, featuring diverse recreational amenities, including a pool, meeting rooms, dining areas, and outdoor recreational facilities accessible to all residents.
Additionally, 2,581m² of publicly accessible open space is spread along Victoria, Beesley, and Filmer Streets as linear parks. These areas incorporate seating, shaded gathering spots, and playful elements along Filmer Street, blending public spaces with the surrounding neighbourhood.

According to the development application, the design for 117 Victoria Street embraces a light and airy aesthetic, using bright, white surfaces that create an open, inviting feel. The facade incorporates textured brick elements, adding warmth and grounding the modern design with a subtle nod to the area’s architectural history.
These brick details soften the building’s edges and make it feel more approachable, while the overall use of light tones and open spaces reflects Brisbane’s subtropical lifestyle. The development is intended to blend naturally with its riverside setting and to provide a welcoming presence along the street.
The site at 117 Victoria St has been subject to two proposals by the former land owner Crown Group which included a 446-apartment U-shaped proposal designed by FJMT in 2018 and a 455-apartment proposal designed by Kengo Kuma and Associates and Plus Architecture in 2022.

No mention of subtropical design? I guess I can put the gun down
So floody. Hate to think what impact it would have on strata fees.
Does not look that exciting. Previous design was better
Yet another uninspiring monolith. Seriously are the planners thinking about people and car density in West End? Already difficult to get in and out of at times. Not to mention the flooding issues. This development could be so much more innovative and inspiring. Another disappointing development.
