- Landscaping improvements: Landscaping and deep planting across the site have been improved.
The architectural design, crafted by BDA Architecture, presents a contemporary structure integrating subtropical planting to reflect Brisbane’s climate. The design includes extensive use of balcony and facade planters, enhancing the connection between indoor and outdoor spaces. Key design elements include vertical and horizontal sun fins and louvres to manage heat and sunlight exposure, contributing to both comfort and aesthetics.
Residents would benefit from a rooftop recreation space that includes a pool, outdoor barbeque and seating areas, an outdoor cinema, and a gym. The communal space would create a resort-style atmosphere, with raised seating areas, shaded lounges, and garden beds contributing to an appealing and functional rooftop environment. The rooftop also features deep planting areas, maximising the green spaces available for residents to enjoy.
The development would include a full-line Woolworths supermarket, the first supermarket in Kangaroo Point. The Woolworths would span 2,236m² of retail space and include a BWS (Beer, Wine, Spirits) store as part of the offering. Additional retail spaces and café seating areas would complement the development, making it a key retail hub for the area.
The landscape concept by LatStudios enhances the streetscape with subtropical planting along Deakin, Ferry, and Prospect Streets, integrating the public realm with the development. Rooftop and perimeter landscaping will create privacy and shade, using species suited to Brisbane’s climate for low maintenance and drought resistance.

This application supersedes the Fabcot Cottee Parker designed application who sold the project to Mosaic Property Group is a Brisbane-based developer known for several residential projects across Queensland. Some of their recent projects include “The Sinclair” in East Brisbane and “The Patterson” in Toowong. “The Bedford by Mosaic” is part of their ongoing efforts to deliver mixed-use developments in key urban locations.
The development application has a number of submissions with the majority of submissions from the local community supporting the full line Woolworths supermarket with one submitter saying it will provide convenient grocery shopping at the one location.
The new Woolworths supermarket will provide much improved local grocery opportunities which don’t currently exist. The project will reduce vehicle use across the Kangaroo Point peninsula, as locals will be able to walk and cycle for everyday grocery shopping. For residents needing to drive to shop, they won’t need to leave Kangaroo Point for their weekly grocery needs. Please register my strong support for this project.

This is sooo needed in Kangaroo Point. As a resident of Kangaroo Point we have nothing, and barely any public transport to get us to any shops. The new bridge plus this will change our lives in a really positive way. Hopefully an improvement with public transport comes next
