An application has been submitted by AustralAsian Property Group for a 31-storey build-to-rent residential tower located at 15-21 Wren Street, Bowen Hills.
Designed by Thomson Adsett architects, this development represents stage two of a two-tower project and plans to integrate with an existing nine level car park and commercial building, recently constructed adjacent to the proposed development, ensuring the design continuity of both buildings.
According to the development application, the site for this development is part of the RBWH precinct and continues the growth of medical and health facilities in this area while the build to rent apartments cater for a demand for accommodation in this precinct some of which will be affordable accommodation in accordance with the requirements of the Bowen Hills priority development area.
There is four levels of medical related commercial tenancies with level 1 being day surgery and levels 2-4 being medical suites.
The BTR project includes the following residential amenities, all of which are located on level 10 of the adjoining building:
- Gymnasium
- Cinema
- Co-working area
- Meeting Room
- BBQ Area
- Swimming Pool
- Hard and soft landscaped external areas
- Seating booths to the perimeter of this space which are surrounded by the landscaped areas
The planned rooftop deck features an expansive 213m2 indoor bar area, a 202m2 outdoor bar space, and a 121m2 kitchen area. This rooftop space is likely designed to serve as a public bar, envisioned with a style that aligns with popular rooftop venues like Soko in Fortitude Valley.
