A development application has been submitted for a 18-storey residential-led development by Salter Brothers located at 18 MacGregor Street, Upper Mount Gravatt.

Designed by Bates Smart, the development would comprise of 101 apartments as well as a 1,111m2 two level childcare centre on levels 4 and 5.

A large rooftop communal area with is also proposed which would include a pool, spa, gym, cinema, bbq areas and outdoor gardens.

On the ground level, an 83m2 retail tenancy is provided for the 1,111m2 childcare centre which allows lift access to the centre on level four. Childcare staff rooms such as meeting rooms and offices are located on level five.

Our vision is to provide an elevated level of residential quality and environmental responsiveness befitting an emerging South Brisbane centre. Permeable, naturally ventilated balconies optimised for their respective orientations and outlook arise from a subtropical garden in a landmark development for the next generation of suburban living.

If approved this would become Mt Gravatt’s tallest building situated adjacent to Westfield Garden City and the Garden City Busway Station.

Project rundown

The site currently accommodates a Mercure Brisbane Garden City Hotel and short term accommodation which will remain as this new building would be constructed in the existing hotel’s surface level car park.

The development includes ground plus three levels of above ground parking. A new hotel / childcare drop-off carpark is planned on the MacGregor Street boundary of the site.

According to the development application, the proposal would deliver a range of social and economic benefits to the local and regional community, particularly in relation to improved housing outcomes. These benefits are summarised as follows:

  • Support improved housing supply, choice and diversity.
  • The proposal will deliver a new housing supply in the form of 101 dwellings to the local area. These homes will contribute to improving housing supply, affordability, choice and diversity available to existing and future residents.
  • The proposal responds to a need for smaller and more diverse household types that can cater to a range of occupants.

    Retail being right where Garden City is.
    What a great investment and place to live.

  • Not quite sure how this mixed use development can work.
    How can there possibly be any noise management for the apartments directly above the open outdoor spaces of the child care centre?
