A development application has been submitted by Pellicano for a 35-storey residential tower known as tower 8 in the South City Sq precinct, located at 170, 174, and 178 Logan Road, Woolloongabba. This project represents the final stage of South City Sq and is planned to be a build-to-rent tower.

The building is intended to serve as a key element in the ongoing development of Woolloongabba, a suburb earmarked for growth due to its proximity to Brisbane’s CBD and major infrastructure projects.

The new tower 8 would integrate with the existing South City Sq layout, which includes retail, dining, and wellness amenities. The 35-storey building is strategically positioned to offer views across Brisbane’s skyline and nearby parklands, enhancing the visual character of Logan Road and surrounding areas.

Designed by MAS Architects, the tower would add a significant residential capacity to the precinct, with 440 apartments catering to various demographics through a range of studio, one-bedroom, and two-bedroom configurations.

According to MAS Architecture, the proposed structure exhibits a modern architectural approach with subtropical design elements, aligning with South City Sq’s cohesive urban aesthetic. The tower’s podium levels are marked by a sculptural, geometrical form softened with landscaped greenery that reflects Queensland’s subtropical flora.

The design utilises a combination of deep planters, cascading plant species, and flexible, biophilic design principles that aim to blend natural and built environments seamlessly. Notably, the rooftop and intermediate floors feature communal spaces designed for relaxation, community gatherings, and recreation.

The development would deliver an extensive wellness-focused amenity offering, encompassing a 25-metre lap pool, a resident’s lounge and dining area on the Skydeck, as well as wellness facilities that include cardio and cycle studios, meditation spaces, hot and cold therapy options, and spa services. Additional amenities integrated across podium levels would provide residents with spaces to unwind, including outdoor lounge areas, a BBQ terrace, and landscaped zones for social engagement.

Addressing the need for accessible housing, the project has designated 21% of its apartments for affordable housing, available for a minimum tenure of 20 years. This Build to Rent model targets key workers and low-to-moderate-income households, offering reduced rent at 75% of market rates, which makes urban living in Woolloongabba more attainable.

The landscaping plan by RPS Consulting enhances the biophilic theme with a mix of green spaces throughout the podium and rooftop levels. The site plan features native plantings, flexible seating pods, and a “secret garden” area, all fostering a tranquil and connected environment for residents.

Timber decking, stone pathways, and functional outdoor areas cater to various uses, from quiet relaxation to community events. A selection of drought-resistant plants and deeply rooted greenery would support the precinct’s sustainability efforts, improving both aesthetics and environmental resilience.

This project has been submitted under the new State Facilitated Development pathway which expedites projects with a minimum 15% affordable housing.

This building concludes Pellicano’s master plan infill development South City Square which has recently opened Hillyard House, a residential tower to the south of the development. South City Square is now home to a large retail presence including Woolworths, a cinema as well as other speciality retail.
