A development application has been submitted for a six storey residential apartment building located at 130 & 134 Sydney Street, New Farm proposed by JMML Pty Ltd.
Known as ‘Botanic Residences’, the development comprises of a total of 20 residential units and two levels of basement car parking.
All proposed apartments have three bedrooms, with varying floor areas ranging from 132sqm to 201sqm.
Designed by Joe Adsett Architects, the development application states that the development represents a high-quality contemporary design that will contribute to the desired subtropical character of the streetscape responding to eight key design elements of the New World City Design Guide: Buildings that Breathe.
Being the ‘final piece’ of this distinguishable medium density section of Sydney Street, the proposal has been designed having particular regard to its immediate context.
According to the application, the prevailing heights, setbacks and the bulk and scale of nearby developments have been carefully considered to inform a building envelope that is responsive to this immediate context, with further refinement occurring through considered building massing and articulation, façade treatment and significant landscaping and open space provision contributing to the high-quality architectural design.

The uppermost level (level 6) is a ‘pop-up’ level, with an extent reduced from that of the typical levels and less units per floor. The ground level consists of two units (one x 132sqm sized unit and one x 160sqm sized unit) that are located at the rear of the site.
Levels 1 to 5 are arranged as typical floor levels and consist of four x 160sqm sized units. Level 6 consists of the two largest units, being 200sqm and 201sqm in size, with a reduced floor extent.
A pool, spa, gym and sauna/day spa room are included as part of the building’s residential amenities.
The proposed development accommodates a total of 46 car spaces across the two basement levels, consisting of 43 residential car spaces and three visitor car spaces. 26 bicycle parking spaces are also provided, including 20 resident spaces and six visitor spaces.
