OpenCorp Proposes New Development for Chermside

A new $34m apartment development has been proposed for Chermside in Brisbane’s northern suburbs. Evolve, the 10‑storey development located in the rapidly growing suburb of Chermside, is responding to demand from local owner occupiers, particularly first home buyers and downsizers looking for a spacious, inner-city home.

Developed by property developer and fund manager OpenCorp and designed by Tonic Architects, Evolve contains 72 ‘oversized’ apartments. The average one bedroom apartment size at Evolve is 62.4 square metres – significantly larger than the average Brisbane one bedroom apartment size of 52 square metres.

The average three bedroom in the development is a generous 122.5 square metres. “There is a strong owner occupier market for Evolve from both small first home buyer households and those downsizing from nearby suburbs Kedron, Carseldine, Aspley and Bridgeman Downs,” says OpenCorp director Allister Lewison.

“Evolve caters to this gap in the market, offering a range a wide variety of spacious, well designed dwellings in an inner city location.” The apartments include luxuriously appointed light and airy interiors.

Large balconies provide connection between indoor and outdoor living and the site’s surrounding views. “The apartments are designed specifically for Brisbane’s subtropical climate, making the most of outdoor balcony spaces,” says Lewison. The apartments were designed with comfortable long term living in mind, with a private pool and barbecue area set among landscaped gardens to allow residents to relax in a private sanctuary.

This onsite amenity is further complemented by nearby parklands, bike paths and walking tracks. While the architecturally designed apartments are generously sized, the prices have remained extremely competitive for the area.

Only 11 apartments remain including a mix of one, two and three bedroom apartments starting from $370,000. Evolve is located just nine kilometres from the Brisbane CBD in a quiet pocket of Chermside set back from Hamilton Road. Within two minute’s walk of Westfield Chermside – Queensland’s largest shopping centre – Evolve also provides access to boutique pubs, restaurants and al fresco cafes in an energetic urban environment.

Chermside is recognised as a ‘principal regional activity centre’, meaning the area serves catchments of regional significance, accommodates key employment concentrations and with existing or planned dedicated public transport. The suburb is re-emerging as a development ‘hotspot’ and provides the perfect lifestyle choice for residents to create a long term home.

A suburb profile prepared by Resolution Research reveals Chermside’s proximity to employment opportunities plus major retail and recreational facilities will see the suburb’s population grow to 18,500 people (most recently recorded as 8100), requiring more than 4250 new dwellings by 2036.

As of mid-May 2016, 61 of the 72 Evolve apartments have been sold, including the two retail tenancies on the ground floor.
