A development application has been submitted for the construction of a ten storey residential and retail development known as ‘Federal Residences’.
The development which has been designed by Joe Adsett Architects is located at 14 Maud Street, Newstead and has been proposed by Barr KP Pty Ltd.
The mixed-use development includes the retention and adaptive reuse of the ‘Goldsworthy and Perkins Boot Factory’ heritage building into a flexible use space such as ground floor retail.
According to the application, the Joe Adsett Architects design intention for this project is to generate an exciting opportunity for a new context of development in Newstead’s creative quarter.

Development Rundown:
- 56 residential apartments – 32 × two (2) bedroom apartments and 24 × three (3) bedroom apartments
- The development comprises 1,056sqm of non-residential floorspace (available for flexible use)
- Total site area: 1,821sqm
- Communal open space: 539sqm (29.6%)
- Car Parking: 89 car spaces – 79 resident spaces and 10 residential visitor spaces. All car parking is accommodated in four (4) basement levels
- Bicycle Parking: 77 bicycle spaces – 56 resident spaces, 14 visitors (resident) spaces and 7 commercial spaces
A residents rooftop recreation deck is proposed which would feature a pool, lounge area, outdoor dining, lawn area, cinema projection wall and decked auditorium seating.
- Refurbishment of the original sash windows across the building (where possible);
- Refurbishment of the original doors on the western elevation (where possible);
- Windows in the pre-1900 extension at ground level to be replaced with sash windows;
- Repair of the condition issues outlined in the Conservation Management Plan;
- Painting of the internal spaces
- Inclusion of partition walls to allow for the commercial and retail use of the building.
A new public realm is proposed, in the form of a privately maintained, publically accessible laneway between the heritage building and new tower.
This laneway would be known as ‘Boot Lane’. The lane would also have the potential for a future connection to Halford Street.
