A development application has been submitted by Mosaic Property Group for the construction of a 23-storey residential tower located at 73-83 Linton Street, Kangaroo Point.
The residential building which has been designed to have a stepped-in facade comprises of 126 apartments and has been designed by BDA Architecture.
This application supersedes a previous application for a 22-storey residential tower with the new design’s tower component amended to facilitate five additional dwellings. The new design also entailed reconfiguring the ground floor, adding an apartment at the southeast corner of the building, revising the main lobby and pedestrian entryway, relocating the bicycle storage area, amending the design and placement of services, providing additional visitor parking space, and incorporating a resident gym.
A large rooftop recreation deck is proposed on level 24 which includes a pool, outdoor theatre area, bbq areas, sauna, sun lounges and landscaped vegetation.
The intent of the design is to create a high quality residential apartment building, achieving a design outcome that provides a high standard of liveability and generates an appropriate scale in the developing context. In addition to creating considerable amenity for its residents and for visitors, the proposed development is intended to provide a readily identifiable and memorable landmark for the Gabba precinct.
In its overall shape, massing and composition, the external form of the building has been developed through a considered analysis of the physical form, existing character, climatic conditions and envisaged potential for the site. The design intent is to contribute positively to the image, identity and overall quality of the context through achieving a high quality urban environment with appropriately expressive built form and activated and interesting street frontages.

According to the development application, the proposed development aligns its building heights with adjacent structures, transitioning from 23 storeys to 15 storeys and a 5-storey podium along Linton Street.
Positioned amidst commercial and lower density residential zones, it seeks to harmonise with the varied built forms in Kangaroo Point and Woolloongabba, aiming to integrate seamlessly into the local context while managing bulk and scale through setbacks and height adjustments.

The development is situated within close proximity to major public transportation hubs, including the Woolloongabba Busway Station and the new underground Cross River Rail Station. The site also sits one block away from the Gabba Stadium itself.
The development does not include the pedestrian arcade mandated by the Kangaroo Point South Neighbourhood Plan Code, citing flood concerns and lack of neighbouring participation. Given these constraints and the absence of active ground-level uses, planners argue that constructing the arcade would likely lead to safety concerns and underutilisation of space, especially with existing nearby pedestrian infrastructure. Therefore, the development team contends that its plans align with the surrounding built environment without including the specified arcade.
