A development application has been submitted by Mirvac for Stage 3 of the Sky Precinct in Newstead, a 27-level residential tower located at 57 Skyring Terrace & 13 Cunningham Street.
The proposed development builds upon the previous approvals over the broader site for the applicant’s developments known as ‘Quay’ (Stage 1) and ‘Isle’ (Stage 2). Known as ‘the Mirvac Sky Precinct’, the proposed development is the third and final stage of development of the broader site for three residential towers.
The development is positioned on a corner site which currently houses a Mirvac sales showroom and would become the tallest of the three towers at 27 residential levels plus services and rooftop recreation levels.
The proposed development is for a residential-led mixed-use project with a vibrant ground floor retail space and communal areas, including rooftop levels.
Designed by Mirvac’s internal architectural team, the development aims to be attuned to Brisbane’s climate, integrating soft, organic forms that sculpt a visually striking curved building design.
According to the development application, this synergy between the three buildings within the Sky Precinct promises an innovative urban landscape harmonizing with the city’s environment from street level to skyline.
The architectural vision for the Sky Precinct is to move away from traditional rectilinear forms. Sky Stage 3 is the culmination of the precinct and continues the design language of “organic forms” focusing on a highly sculptural built form.
The epitome of architectural excellence, anchoring the identity of the sky precinct with vibrant recreational spaces and dynamic ground level activation.
The vision for Stage 3 is to complete the family of biophilic buildings creating a precinct identity and sense of place, incorporating BCC buildings that breathe into the fabric of the architecture. And the design shares a language of organic forms and planted green facades with the previous stages but does so in a way that gives it a unique identity.
The building is sculptural and iconic, creating an urban marker into the Western entry of Newstead, providing legibility and anchoring the precinct.
Mirvac
The development includes essentially a green buffer zone called the ‘Privately Owned Publicly Accessible Open Space’ (POPAS) which is situated between the public open space of the park and the residential apartment building. The POPAS area in this stage is 2,174m2.
This development, like Quay and Isle also includes a substantial rooftop recreation area on level 31 which includes a pool, spa, yoga lawn, private bookable dining, gym, sunbeds and daybeds, outdoor shower and bathrooms.
The rooftop recreation deck complies with Brisbane City Council’s major amendment package G which came into effect on the 27th of May 2022 and necessitates the need for rooftop recreation decks, buildings that breathe and green building principles.

On the ground plane, the development will feature a lush subtropical landscaping feel throughout, with a rainforest feel through the eastern laneway between this building and Isle which is currently in excavation stage.
The basement of this development is not connected to stages 1 & 2 and would be accessible via Cunningham Street.
The Sky precinct will add substantial new retail space to the Newstead area with a total of nine retail ground floor tenancies enabling a vast street activation along Skyring Terrace and surrounding parkland.
Sky stage 1 (Quay) has recently topped out and is expecting completion soon while stage 2 (Isle) is currently in basement excavation stage with completion anticipated for early 2026.

Looks nice but I would be concerned in all of that development living so close to that High Tension Electricity Tower that supports cables going across the Brisbane River!
Think the height of the building is an issue. Sounds like over development to me.
