Brisbane is soon to get its own modern version of New York’s famous Flatiron building with the submission of a new proposal involving an entire Fortitude Valley block which boarders Brunswick Street, Alfred Street and Barry Parade to be redeveloped into a mixed use development.
The proposed development is by Melbourne based developer Gurner and is being called ‘FV’. It involves the construction of three towers above an integrated podium.
Two of the towers are proposed for permanent residential apartments and the third tower is proposed for hotel use. The proposal has a maximum building height of 30 storeys and comprises a total of 858 units (767 multi-unit dwelling and 91 hotel).
The Flatiron building (Building 1), consists of the following mix:

- 409 apartments total
Building 3 (hotel) consists of:
- 1 Bed: 39
- 2 Bed, 1 Bath: 52
- 91 apartments total
The project has been designed by architectural firm Elenberg Fraser and includes a range of centre activities in tenancies at ground and podium levels, including shops, offices and restaurants, comprising a gross floor area of 3,897m2.
The site proposal integrates an existing building facade into the scheme and plans to re-invigorate its place within a renewed street frontage at 187 Brunswick Street.
The ground floor is highly activated by retail of up to three levels for shops, office or restaurant uses. The proposed cross block links provides access from all three frontages through the site.
The ground floor is built to the boundary on Barry Parade and Brunswick Street, and will create a 3.75 metre wide footpath.
A communal facility is located at level 2, above the podium and aims to provide a vibrant vertical community promoting a sense of neighbourhood within the building and inherent social sustainability.
Communal facilities proposed for level 2 include a circular ‘U’ shaped pool, spa, massage rooms, sauna and steam rooms and a fitness club along with gardens and BBQ areas.
According to the DA, the redevelopment as a western gateway to the valley heart precinct, will play a significant role in the rejuvenation of the western end of Brunswick Street and provide a catalyst for the ‘valley heart precinct’ to transition to a 24 hour activity hub, that will offer a broader variety of activity and retail engagement.

The “flatiron” piece is terrific and should definitely go up regardless of whether the rest does or not…a real landmark and talking point!

the original building in NYC was desiged to maximise the land use and to capture the view of the city, which 30 years afer completion includes the ESB
You’ve got the wrong address. 188 Brunswick Street is across the road. The Hideaway, Capulet, and office space are located at 188.
This development will ruin Fortitude Valley! This area is designated as an entertainment precinct with live music venues and bars, clubs opening and playing music until late into the night. Bringing this many residents to an area will result in noise complaints and therefore action on the police’s behalf to limit noise.
As a local musician my livelihood depends on this area remaining as active as possible. There are countless businesses and people who depend on this area remaining as an entertainment hub. The recent regulation changes have already affected these venues with 3am lockouts etc and this will only impact things further.
The building looks great, but it is not suited to this location.
