A development application has been submitted by Economic Development Queensland (EDQ) in partnership with St George Community Housing (SGCH) and Bric Housing for a new social and affordable housing project located at 41-49 Plaza Place, Carseldine.

This project proposes 152 residential apartments within the Fitzgibbon Priority Development Area (PDA), aiming to meet the growing demand for affordable housing. It is part of the broader Carseldine Urban Village Master Plan and is supported by the Housing Australia Future Fund (HAFF).

Designed by DKO Architecture, the proposal adheres to best practice principles in sustainability and design for the subtropical climate. The building would feature deep planting areas, a ground floor community garden, and extensive communal open spaces across multiple levels, promoting biophilic connections. The design focuses on improving cross-ventilation and natural lighting, with thoughtful building articulation to reduce the bulky appearance of the structure.

The recreational amenities for this project are located primarily on the ground and podium levels. At ground level, residents would benefit from a community garden designed to foster social inclusion and interaction, allowing residents to engage in gardening and outdoor activities.

On Level 2, a communal retreat area is provided, with direct visual links to the surrounding bushland. The podium-level space offers opportunities for passive recreation, relaxation, and quiet reflection in a natural setting, blending built structures with landscaped green spaces. These areas are designed to be accessible to residents of all ages and abilities, promoting health and well-being.

The landscape design, prepared by Vee Design, integrates the building and surrounding natural environment. It includes various community spaces such as communal retreats, passive recreation zones, and interactive community garden areas, providing residents with opportunities for social inclusion and relaxation.
