A development application has been submitted by JAD 11 Pty Ltd for a 15-storey residential tower at 21-25 Glen Road, Toowong. The project includes 28 three-bedroom apartments each taking up two per level.

The building, designed by Joe Adsett Architects, features a sculptural facade inspired by the undulating curves of the Brisbane River and integrates subtropical design principles.

The facade incorporates earthy tones and organic forms, blending seamlessly into the suburban streetscape. A design statement highlights the use of natural ventilation through full-height glazing and generous balconies, allowing residents to embrace Brisbane’s subtropical climate​​. Notably, the tower site cover is 561.3m2, which is notable smaller than most existing towers in Toowong.

Included in the design is a large rooftop terrace, comprising of a pool, spas, private dining, cinema, sauna and lush landscaping. On the ground level, the proposal includes a gym as well as deep soil planting zones with trees and shrubs, enhancing the building’s green footprint and creating a connection with the existing streetscape​.

The development proposes 63 car parking spaces spread across two basement levels and the ground floor, with access from Glen Road. Bicycle parking facilities and a pedestrian-friendly design contribute to the project’s alignment with active transport strategies​​.
