An updated design has been proposed for a development application located at 13-17 Cordelia Street, South Brisbane.

Developer Arklife has submitted a minor change application to the existing development approval which involves a 31 storey residential tower.

The new proposal has been designed by Rothelowman and involves a reduction in total number of apartments from 310 to 265 as well as a reduction of 43 resident car spaces.

According to the application, the heritage building known as Jolly & Batchelor enterprises is celebrated through the retention and refurbishment of the building as per the current approval. From the street, the podium is deliberately detached and recessed from the heritage building to respect and highlight the heritage on the site.

An elevated skygarden spanning six stories in the centre of the tower is proposed which aims to celebrate city views and promote social interaction.

The development proposes subtropical landscaping with an aim of creating an interface between indoor and outdoor living.

According to development application documents, plans show a bar type retail tenancy within the heritage building which forms part of the development’s facade.

Summary of design changes

  • Refinements to finished floor levels to provide greater floor-to-ceiling heights, resulting in a reduction in number of approved storeys from 31 to 29 storeys
  • Reconfiguration of the ground level and podium levels to accommodate an office space and building occupant amenity areas in the form of building occupant lounge, building occupant yoga studio and gym, resident cinema and storage areas
  • Reconfiguration of the building core to optimise internal efficiencies
  • Reconfiguration of the internal layout of residential levels to improve orientation and aspect of the balconies and living areas of the units
  • Refinement of the tower form to improve building articulation and reduce bulk and scale of the development
  • Relocating podium car parking spaces into underground basements rather than within the podium
  • Refinements to unit mix to respond to the current residential market demand for a broader product mix that includes a combination of small 1 bedroom units in the form of 47m2 studios and a range of 3 bedroom unit types and sizes
  • Provision of new communal open space and landscaping areas, including a skygarden spanning over 6 storeys
  • Application of a more refined architectural design language for the tower
  • Greater retention of original elements of the Jolly and Batchelor heritage building through relocation of the lobby space, smaller mezzanine void and detaching the podium
  • Consequential refinements to landscaping and deep planting design
  • Consequential amendments to car parking supply to reflect the changes to unit mix and non-residential gross floor area.

  • Total Gross Floor Area (GFA): 303.9m2 of commercial/retail uses accommodated within the retained local heritage building and a second space at ground level adjacent to the driveway.
  • Residential Mix: 310 residential units, including:
    • 96 x one (1) bedroom unit;
    • 210 x two (2) bedroom units;
    • 4 x three (3) bedroom units.
  • Car Parking, Access and Manoeuvring:
    • 364 car spaces, including 1 PWD space
    • 11 motorcycle spaces
    • 1 x 9m x 3.5m service bay
    • 1 x 5.4m x 3m service bay
  • Bicycle Parking: 78 visitor bicycle spaces, 310 resident bicycle spaces
  • Landscaping: 158m2 deep planting zone, (4m wide and 2m deep) along rear boundary, 358m2 podium planting on Level 6 and rooftop terrace

  • Good changes in my view; I think this new design respects the heritage builder much better.

    I also think the new design won’t date as quickly.

  • The new design certainly is more, as they described, “refined”, but it also seems quite bland and boring. It’s not bad but, you’d expect something more eye catching.

  • Hmmm so it now looks like a bland office tower. Just what we need. Yet another development with no real inspiring design.

  • Amazing improvement to what was a very soon to be dated design, it enhances and appreciates the heritage rather than trying to blot it out. Definitely still some room for a bit more inspiration above the ground floors of the tower, a bit lacking when it comes to each balcony, but nonetheless an incredible improvement. Great to see!
