Construction has commenced on The Abbotsford, a new residential project in Bowen Hills, Brisbane, which is set to offer 122 apartments across two eight-storey buildings. The development, led by Cintra Property and Core Property Partners, is situated at 23-39 Abbotsford Road on a 4,092 square meter site. The project will also include the preservation and restoration of a heritage-listed residence dating back to the 1870s, which will serve as the central feature of the development.
Cintra Property Director, Peter Tan, confirmed that Binah Constructions, an established construction firm from New South Wales, has been appointed to deliver the project. Binah Constructions has previously won several industry awards, including the 2023 Performance Excellence Award, and has recently expanded its operations into the Brisbane residential sector.
The site, located within the Bowen Hills Priority Development Area, is close to major transport infrastructure, including Bowen Hills train station, which offers direct access to Central Station and Brisbane Airport. Additionally, the development is within walking distance of key precincts such as James Street, Gasworks, and King Street.
Core Property Partners Managing Director, Nathan Andersen, stated that the development is well-positioned to meet the demand for new residential options in the inner north. “Fifty percent of our first release of 60 apartments have already been sold before the official start of construction,” said Andersen. He noted that the development’s location near major transport links and retail precincts has generated strong interest from a diverse range of buyers, including first-home buyers and downsizers.
“The appeal of The Abbotsford lies in its location, with easy access to public transport and Brisbane’s key lifestyle and employment hubs,” Andersen added. “It offers the opportunity to live in the Newstead fringe without the associated price tag.”
Core Property Partners Senior Development Manager, Bikram Kaler, emphasized that the historic house on the site, which dates back to the 1870s, will be meticulously restored. It will serve as a central hub connecting the two residential buildings and will include landscaped gardens and shared recreation areas. The heritage residence is a key feature of the development, balancing the area’s historical elements with modern design.
Designed by DKO Architecture, The Abbotsford incorporates Brisbane’s sub-tropical lifestyle with a focus on spacious living. The apartments will feature oversized balconies that make use of the site’s elevated position, providing views of the city and surrounding areas.
“Liveability is central to the design of The Abbotsford,” said Kaler. “Both rooftops will feature entertainment spaces, pools, and yoga lawns, designed to enhance the residents’ lifestyle and well-being.”
The development is expected to provide a range of high-quality two and three-bedroom apartments, with prices starting at $950,000 for two-bedroom units and $1.6 million for three-bedroom units. The project is slated for completion at the end of 2026.
