Brookfield Propose New Residential Tower for Portside Wharf

A development application has been submitted by Brookfield for the development of a 16 storey residential tower located at Portside Wharf East.

Known as ‘building 19’ at Portside East, the project has been designed by Cottee Parker Architects and features 186 apartments and three ground floor retail tenancies.

Described in the development application as a ‘gateway landmark’ to the greater Portside Precinct, the vision is to create a sophisticated and elegant design to complement the existing built form of the Portside Wharf area.

“Divided into three built forms, Building 19 is harmonious with its master planned context, yet distinct in it’s own placemaking and identity. It’s use of lighter tones contrasts it to the adjacent Building 18, while its curvature allows it to read as part of the same precinct. There is a clear distinction between tower, podium,

In 2020, Brookfield completed work on Gallery House at Portside East. Brookfield also has ‘Olandia’ and ‘Rivello’ residential towers which have been approved by EDQ.

The proposal includes provision for a tourism based commercial tenancy on the mezzanine level as well as a 235m2 communal space which accommodates a pool.

The project is in close proximity to the new Brisbane 2032 Olympic Games athletes village which will house 10,000 athletes and would deliver a diverse residential offering, including aged care, retirement living social and affordable housing, key worker, hotel, build-to-rent and market accommodation.

According to the development application, the Brisbane Cruise Terminal (BCT) is expected to become a transit facility due to the newly built Brisbane International Cruise Terminal which has no size restriction for cruise ships and is likely to become the primary transit facility for cruise ships.

With the transition to a transit facility, the traffic volume generated will be significantly less than the existing use.
