Developer Little Projects Co has unveiled plans for a boutique residential apartment project located at 20 Mary Avenue, Broadbeach.

20 Mary Avenue will showcase an exclusive collection of just 29, full floor and double storey apartments.

Little Projects Co, which has another project under construction with its $200 million Signature Broadbeach, has lodged the plans with the Gold Coast council for 20 Mary Avenue Broadbeach, which is compliant with the town plan for the area.

Leighton Pyke, Director of Little Projects, said the company was ecstatic to be delivering another premier project in this sought-after pocket of Broadbeach, with a stunning offering that would further raise the standards for luxury living in the central Gold Coast suburb.

“We made a conscious decision to change course from the high-density projects prominent on the coast, instead conceiving an expansive full floor collection that offers a middle ground in spacious living for the discerning downsizer,” said Mr Pyke.

“We put a lot of thought and energy into this project, alongside our talented team of architects, to come up with a design concept that blends with the superb location of the site.”

Each floor will house a sprawling 3-bedroom residence, with an elegant yet understated aesthetic, designed exclusively for the owner-occupier market.

20 Mary Avenue, Broadbeach will springboard off the back of Little Project’s Gold Coast debut project, Signature Broadbeach, which sold out its 245 apartments located just around the corner from the proposed 20 Mary Avenue, Broadbeach.

According to the developer, panoramic ocean views can be witnessed from podium to penthouse, with never to be built  out vistas as a result of the development’s positioning behind Broadbeach State School which adds a striking green aspect via its sprawling ovals.

“The aperture of the view is just fantastic and so uncommon, with the school offering a rare opportunity to provide our residents with unfettered access to some of the coast’s most spectacular views over a world class beach,” said Mr Pyke.

“The south end of Broadbeach is quite possibly the ultimate location to soak up the central coastal atmosphere,” said Mr Pyke.

“It’s part of a very tranquil enclave just a little bit away from the heart of the vibrant retail and dining precinct but within walking distance to all that Broadbeach has to offer, and only metres from the beach.”

Designed by architect Elenberg Fraser, the project will employ a minimalistic design with materially rich interiors and reliance on high-quality, hand-crafted materials.

“With this project, we wanted to challenge expectations on how a luxury coastal residential collection should look and feel, so we devised a sub-tropical oasis that incorporates moody tone for an effortlessly luxe feel,” said Mr Pyke.

The amenity offering is underpinned by lifestyle enhancement to provide a residents only pool.

Executive Director of KM Sales and Marketing, Jayde Pezet, said the project was poised to seize hold of a growing marketplace of affluent lifestyle seekers.

“With overseas borders shut, we are continuing to witness interstate buyers flock to the Gold Coast in pursuit of a tropical retreat,” he said.

“With the development set just moments from the beachfront, and the retail and dining options essentially at its doorstep, it will be the ultimate home for buyers seeking coastal convenience.”

20 Mary Avenue, Broadbeach apartments will range from $2 – $7.75 million and will hit the market in coming months.

Its debut project into the Gold Coast market, Signature Broadbeach, is due for completion in 2022.
