Aveo Proposes Large Retirement Community for Carindale

Aveo has submitted a proposal for a large retirement development comprising of 544 residential dwellings located at 19 Banchory Ct, Carindale.

Designed by Deicke Richards Architects, the subject site is located adjacent to the Westfield Carindale Shopping Centre. The current site use (The Aveo Carindale Retirement Facility) accommodates 66 townhouses and 41 serviced apartments in a low rise retirement village.

Under Aveo’s proposal, the existing facility will be redeveloped into seven new buildings with varying heights over six stages. The majority of dwellings will be in the form of 1, 2 and 3 bedroom independent living apartments designed for retirement. A 100+ dwelling residential care facility is also planned.

Also included in the development is a restaurant, kitchen, bar, salon, cinema/reflection room, consultation rooms, activity room, sales and a residents clubhouse which includes a pool.

Landscape designer Place Design Group were behind the landscape design for the development and created the following landscape features:

  • The creation of a central arbour axis running north-south through the site to define the different precincts and create a way-finding spine.
  • The creation of an east-west connection to strengthen the external links to the Carindale Shopping Centre and bus interchange and parklands in the Bulimba Creek corridor.
  • The opportunity to buffer the interface to Carindale Street and increase the pedestrian green space throughout the site.
  • The creation of a landscape landmark entry at the north-western corner of the site.

The proposed development has a total building footprint (at ground floor level) of 35% of the site area, allowing 65% of the site area (some 18,862 m2) to be developed for open space purposes.

The Brisbane City Council is currently considering initiatives to encourage new retirement living and residential care accommodation in areas of demand, to provide choice for residents to remain within their local neighbourhood throughout their lifecycle.

Initiatives include relaxations on building heights, reductions of infrastructure charges and improving and streamlining the development assessment processes for aged care facilities.

The Brisbane City Council forecasts that demand for aged care facilities will increase by 50% by 2027.
