Cromwell Property Group has lodged a new mixed use development proposal for two new towers located at 527 Gregory Terrace, Fortitude Valley.

Designed by Nettleton Tribe, stage one tower is 30 levels with stage two being 25 levels high.

Comprising 521 apartments total, tower one is all residential apartments with tower two a blend of commercial space and residential apartments.

Each tower includes a residents recreation deck on level 10 (for tower one) and level 4 (for tower two), each comprising of pools and a bbq zone.

Communal Open Space

The development will provide significant commercial open space for use by its residents and the community. Due to the ground floor landscaped plaza being a public realm, the private realm is located higher in the two towers.

Typically a landscaped podium is provided for such developments but in this proposal, the design does not allow for a podium top that can be used for residents. Instead the two towers have a negative podium to facilitate the public through to the lane connection.

Pedestrians at street level, will see extensive plants and landscaping at these points which will soften the architecture and respond to our tropical climate. It is open yet protected decks that allow for pleasant communal gatherings while enjoying the distant views. Additionally stage, 1 has a private club lounge at the top of the tower, for private recreational purposes.

Ground Floor Activation

On the southern boundary off Brunswick St a pedestrian connection has been introduced to compliment the pedestrian connection of the Metro development and open the views from Brunswick St through to the adjacent drill hall. This link has been activated with retail which provides opportunities for laneway cafes, bars and restaurants.
