A new DA has been submitted by Fortescue Street Developments Pty Ltd for a new residential tower located at 50-56 Little Edward Street, Spring Hill and another tower situated at 25-29 Fortescue Street. According to the DA, the development is being called ‘Reflections’.

Apartment Breakdown:

Fortescue Tower (15 levels):

  • 1 Bed: 39 Apartments
  • 2 Bed: 53 Apartments
  • 3 Bed: 6 Apartments
  • Total: 98 Apartments

Little Edward Tower (14 levels):

  • 1 Bed: 36 Apartments
  • 2 Bed: 51 Apartments
  • 3 Bed: 12 Apartments
  • Total: 99 Apartments

The proposal also includes two large ground floor retail zones on both street frontages as well as rooftop recreation deck including pool, gym and bbq areas on both towers.

The project has been designed by Red Door Architecture.

According to the DA:

A major retail rejuvenation will occur along nearby boundary street which is within close walking distance from the site.

With a high level of activation of both street frontages, and the inclusion of a public access laneway through the site, the development embraces and welcomes the broader local context and provides another level of connectivity over and above what would normally be offered.

Pedestrian Access

  • The thoroughfare created by the development allows opportunities for a more active streetscape – the thoroughfare allows an ease of access between fortescue street and little edward street
  • The lobby is accessed via the thoroughfare creating more traffic

Street Edge Activation

  • The placement of retail tenancy at both ends of the thoroughfare creates a more active streetscape – opening the tenancy onto their respective streets and the thoroughfare allows for more activity
