5.76ha Fitzgibbon Site Earmarked for Re-development

A substantial 5.76ha site on the northside of Brisbane has become available
for sale or joint venture, with re-development potential for mixed use or residential, commercial / retail, retirement and aged care use, subject to council approval.

The site is located at 441 Beams Road in Fitzgibbon, only 13km from the Brisbane CBD and 16km from the Brisbane Airport, and is currently improved by the Big Easy Golf & Leisure Centre, providing significant holding income.

There is a bulk earthworks approval providing for an approximately 3.3ha development lot which will flow on to approximately 2.5ha of open space, and further parkland to the north.

With its surrounding amenity and proximity to a major train station, the site is akin to a Transit Oriented Development. The vendors are in the process of lodging a material change of use application for medium/high density development, providing the property with further development upside.

“This is an outstanding opportunity as infill development sites of this scale are rare and highly sought after in this location,” said Brendan Hogan of Colliers International, who is marketing the site with his colleague Adam Rubie.

“The demand is being driven by buyers in the northern corridor that want to be in close proximity to all the amenity, public transport and have easy access to the Brisbane CBD.”

The property is adjacent to the Queensland Government’s recently announced Urban Village redevelopment of the old QUT Carseldine campus. The renewal of the 45 hectare site is expected to be completed in four stages over four years, delivering some 900 homes for approximately 2,000 residents as well as commercial and retail space (source: Economic Development Queensland).

Mr Rubie said now is the time to capitalise on the proposed Carseldine Urban Village development which is bound to make the immediate locality one of the most desirable areas in north Brisbane.

Carseldine Railway station is located within 380 metres from the subject property with connections to surrounding area of Moreton Bay and Sunshine Coast as well as the Brisbane CBD.”
