A development application has been submitted for the construction of a new 26 level hotel situated on the perimeter of the new Brisbane Live entertainment precinct at 44 Roma Street.
The architect, Buchan said in the application that the brief for the project was to create a ‘unique corporate traveler hotel development’.
According to the application, the site is unique in the sense that there are several compromising factors about the development. The site only has an overall area of 402m2 and it’s proximity to the Turbot Street overpass challenges the building’s design.
“Due to the significant site constraints from all 4 side, the result is 26 Levels of typical hotel suites – designed to capture an abundance of natural light, and unrivaled views of Brisbane CBD. 44 Roma desires to be the go to resting spot for our travelers visiting QLD,” – Buchan.
“44 Roma is located in one of Brisbane’s currently untouched locations. With close proximity to Queen Street Mall and the future Brisbane Live precinct. This development offers an exciting opportunity to develop and further enrich the traveling corporate lifestyle and tourism fabric of Brisbane CBD.
This development aims to bridge the connection for our visitors with luxurious short term accommodation suites. Each unit has unobstructed views of either Brisbane CBD, Southbank and Roma Street Parkland’s,” – Buchan.
A publically accessible cafe / lounge bar is proposed for the ground level which would also include a lobby and hotel reception.
A staircase leads up to the first level which will accommodate a 120m2 restaurant and bar as well as a 77m2 hotel gymnasium.
A series of archways are provided on the podium levels to compliment the adjoining heritage building at 62-80 Ann Street, which is where Suncorp’s new headquarters is being built and will see a new ground floor retail arcade precinct.
The land owner of the site, Contal Properties, has owned the corner site for over 25 years.

The proposed built form mass has been broken down by dividing the building into quadrants, similarly to the neighbouring 80 Ann Street (Suncorp Headquarters building). Planters are introduced every x3 floors to further emphasis the tower form.

Looks good although its missing a pool / rooftop activation. For Brisbane, you’d expect a pool with new hotel developments.
Bit boring – which Would be okay if there was a lot more greenery. But the greenery is below par too.
So all in all very standard pass
Hmm, no carparks? This means people will have to cross *busy* Roma Street to get to their car in the adjacent Brisbane Live Precinct. I see the issue here, there really isn’t space for that kind of carpark, but it does seem a bit like an accident waiting to happen.
Another uninspiring building for Brisbane 🙂
True competition demands that a casino be installed into the design. Macao and Hong Kong have more than one casino. Brisbane deserves greater diversity in spending its dollars; monopoly in casinos “has to go”.
