Released in October 2020, The Patterson (now sold out) was quickly secured by local buyers, mostly owner-occupiers, with 90% of the $72m, 62-apartment address selling in just four weeks. The result led to Mosaic accelerating the development’s construction commencement and plans to release a second Toowong site to meet ongoing demand.

The latest boutique luxury offering, Kensington by Mosaic, is positioned directly across from the heritage-listed Toowong Memorial Park at 36 Sylvan Road and features 63, 2- and 3- apartments and a penthouse over nine levels. Like The Patterson, spacious, considered layouts, premium finishes, large outdoor spaces, and bespoke detailing are intended to attract strong local owner-occupier interest.  

Prices start from $610,000 for a 97sqm 2-bed, 2-bath, 1-car, and $875,000 for a 128sqm, 3-bed, 2-bath, 2-car. Most 3-bedroom apartments benefit from a multi-purpose room for added functionality and flexibility. A 230sqm Penthouse is POA and boasts an incredible, expansive outdoor terrace with northern city, river, hinterland, and parkland views.

Designed in partnership with Cottee Parker, the architecture reflects an appealing, subtropical theme, with a simple yet elegant material and colour palette and over 170sqm of extensive deep planting and landscaping.

Residents will enjoy access to a rooftop entertainment and recreation area with an infinity-edge pool, sun deck, barbeque, dining and seating areas, and spectacular, sweeping views. Kensington also exceeds council requirements for resident and visitor car parks to alleviate local traffic impact.

Mosaic Founder and Managing Director Brook Monahan said Kensington is Mosaic’s eighth release in Brisbane’s inner-west, with more to come in future.

Mr Monahan said that Kensington already has a waitlist of buyers who missed out on The Patterson.

“There is real anticipation for this latest offering. We are delighted to be able to expedite Kensington’s release to fulfil this demand.”

“We have also created a design that, like The Patterson, respects the existing character of Toowong while delivering a fresh urban edge that will still stand the test of time.”

Mosaic has approximately $300m in projects currently under construction in Brisbane and another $370m in projects under construction across the Gold and Sunshine Coasts.

The Henry in Indooroopilly is due for completion mid this year, and The Sinclair in East Brisbane and The Patterson in Toowong are due to be finished in 2022. All three Brisbane developments are sold out.

Kensington by Mosaic will be released in the coming weeks.

    We’re a retired couple in our mid 70’s and would like to downsize from our Fig Tree Pocket home to a 2-3 bedroom unit in Toowong with views that cannot be built out and no higher than 8th floor.
