A development located at 7-15 Cremin Street, Mt Gravatt has had a dramatic redesign by Plus Architects. The development is known as Avoin Residences and is being developed by Raykong Property Holdings Pty Ltd.
The updated proposal consists of 122 two bedroom apartments and 52 three bedroom apartments (174 apartments total) with an option for four ground level retail spaces.
According to the DA, the new design has been designed with a high level of subtropical design elements.
“This proposal targets key performance criteria as outline in the Draft Buildings That Breath Guidelines for Brisbane. Good design of residential buildings and communities inevitably adopts these principles as a matter of default. This is responsible architecture.
Whilst this proposal acknowledges that the guidelines are in draft format only, outlined herein are quality principles embedded in the development, and correlate these against the Draft Buildings That Breath Guidelines as a matter of study comparison.”
Key design principals:
- Building Orientation and contextual appreciation
- Amenable outdoor spaces
- Daylight penetration
- Natural ventilation
- Shaded and screen environs
- Connection to landscape
- Identity
- Reduce energy
The two towers are connected via an air bridge on level 14 which links two rooftop recreation decks, consisting of a pool, outdoor lawn and bbq areas.
The DA number for this development is A004126991.
