International architectural practice Plus Architecture and local developer CS Collective have lodged plans for a landmark mixed-use development, poised to redefine Burleigh Heads’ coastal identity and architectural character.
Set on an 834 sqm triangular site at the heart of Burleigh Heads, the development, Lantern Burleigh, will span 2,141 sqm of gross floor area. The project will feature eight luxury residences, each conceived as an individual sub-penthouse, alongside a meticulously curated retail precinct and a subterranean bathhouse inspired by ancient wellness traditions.
The design, led by Plus Architecture, draws inspiration from the site’s unique form, embracing bold sculptural elements, curved soffits, circular windows, and brick detailing. Its lighthouse-inspired structure captures panoramic ocean views, creating a distinctive addition to Burleigh Heads’ evolving skyline.
Chrisney Formosa, Principal at Plus Architecture, remarked:
“The unusual triangular nature of the site allowed us to create something truly special for Burleigh Heads. We’ve conceived the building as a lighthouse for the area – visible on approach and offering expansive views across one of Australia’s most beautiful beaches. The monochromatic palette celebrates the sculptural design, incorporating textures and tones reminiscent of Burleigh’s golden sands.”

Luke Carter, Director of CS Collective, shared:
“Our vision was to create an iconic landmark that resonates with the local community. This project delivers more than homes – it’s a destination that will shape Burleigh’s identity while maintaining its cherished coastal character.”
David Skeen, Co-Director of CS Collective, added:
“Lantern Burleigh offers a complete lifestyle experience. Its private and communal rooftop spaces, with infinity pools, saunas, and steam rooms, leverage the site’s unmatched 360-degree views. Coupled with a premium wellness centre and curated retail offerings, we’re setting a new benchmark for beachside living.”
The development’s material palette includes tinted glass, warm crazy pavers, stacked tiles, profiled concrete, and aluminium battens, striking a balance between street presence and residential privacy. The ground floor precinct will host leading food and beverage operators, complemented by the signature bathhouse and wellness facilities, connecting with Burleigh’s renowned culinary culture.
